you will be required to complete upon
listing your home. This section defines
what each form is, as well as its
purpose.
Exclusive Right To Sell -
This is the binding listing contract
which will describe your property,
it's address, the listing price, the
listing term, commission rate and
any exclusions on the property. Please
review this form carefully.
Seller's Disclosure Statement (2
pages) -
All sellers in Michigan are by law
required to submit a Seller's Disclosure
Statement upon execution of a listing
and/or sale of property. Please review
and complete this form very carefully,
line by line. It is your duty to disclose
any and all information you have regarding
all aspects of your property.
Lead Base Paint Closure (Disclosure)
-
Sellers whose properties were built
prior to 1978 are required by law
to submit a disclosure regarding lead
based paint presence in your home.
Lead Base Paint Acknowledgement
-
Sellers whose properties were built
after 1978 are able to warrant that
the property was indeed built after
1978, and that they are aware a lead
based paint disclosure is not mandatory.
Agency disclosure -
As your listing agent, I am working
as your personal Seller's Agent. This
form verifies this, and discusses
all types of agency available per
state regulation.
Seller Information / Payoff Request
-
This form requests your current mortgage
information, your social security
numbers, and association information.
This form is supplied directly to
the title company who uses this information
upon the sale of your property to
obtain payoff figures, ensuring that
your property can be sold with clear
title.
Realcomp II Listing Form -
This form submits your property information
to the MLS system (which feeds Realtor.com).
It describes in detail the features
offered/available on your property.
The accuracy of the information on
this form is crucial, it is the information
accessed by all Realtors and hence
buyers who may be interested in your
property. You may want to make notes
in preparation for your meeting with
a Porritt Group Realtor to verify
room sizes and information accuracy.

| Presenting
the Offer -
Be assured that as soon as I am aware
that a written offer has been signed,
I will contact you immediately. Please
note that when I call you, I may or
may not yet be aware of the terms
of the offer. When i have the contract
in hand, I will study it closely and
review each of the terms and conditions
with you to your complete understanding
and satisfaction.
Three Options to Consider -
When we consider the terms of the
contract, remember that you are in
charge. You are free to deal with
the contract as you choose, and I
will be there to assist you. Generally
there are three options available
to you:
A. Accept the offer as presented.
I will convey your acceptance and
the home is SOLD!
B. Make another proposal - Propose
the changes to the offer, i.e., price,
personal property, closing or possession
date etc., so that it is acceptable
to you. Be aware however that when
you change anything that the buyer
is completely freed from the earlier
commitment to buy. I will convey the
terms of your proposal, and the prospective
purchaser may either accept, reject,
or offer a new proposal.
C. Reject the offer. |

Buyers Financing: If the contract
states that the buyer has a specific
number of days to secure financing
for the home, it is his responsibility
to apply for and secure a loan commitment
within that time frame. The lending
institution must...

Verify that the buyer has the
ability to meet the monthly
loan payment. They will examine
the buyers credit history and
employment record, etc.
|

2.
Verify that the value of your
home is enough to insure the
safety of their loan. An appraiser,
assigned by the lender will
visit your home to affirm that
it's value, based on a study
of comparable homes, adequately
secures the loan that they are
making to your buyer. The mortgage
loan underwriter will approve
the loan based upon a satisfactory
review of the above information.

B. After the loan is approved,
more legal work is necessary, although
you will need to have very little
involvement. The property title will
be searched, title insurance will
be ordered, and an updated survey
of the property may need to be ordered.
If the property is a condominium,
the association may be contacted.
C. When the paperwork is in
order, the time and place of settlement
will be agreed to by all parties involved.
We will cooperate totally to insure
a smooth and timely closing.
D. Prior to the time of closing,
the buyer may request a physical inspection
of the home. The buyers may or may
not be accompanied by a property inspector
that they have engaged at their own
expense.
E. Keys will be delivered to
the buyers at the closing, or whenever
possession has been agreed upon.
F. At closing, the documents
finalizing the sale will be signed
by all parties and all funds will
be disbursed.

are not fulfilled until the transaction
is completed.
A. I will follow the transactions
progress and will inform you of significant
developments.
B. I will do everything in
my power to work with your lender,
account, lawyer, etc., to insure a
timely and highly satisfactory settlement
for you.
C. Know that, beyond the above,
that I am here to answer any questions
and to resolve any problems that you
may have. I want this to be a positive
experience for you.

You Can Do To Help The Porritt Group
| Communication
is a vital part of successfully selling
your home. The information that we
will need from you includes:
1. Any changes to your home
2. Incorrect information/Updates in
listing
3. Your individual needs (more brochures,
extra signs, etc.)
5. Showing instructions (certain times,
pets, etc.)

Basement, Attic, Garage
- Clean out attic, basement and
garage and dispose of everything
you aren't taking with you when
you move.
- Separate items that you won't
need again until after you have
moved and pack them away neatly
in boxes.
- Make certain that there is plenty
of light in the stairway to the
basement.
- Paint ceilings and walls of
basement a light color if it is
currently dark and gloomy.
- Repair cracks in the basement
floor.
- Vacuum garage, attic floors
and rafters.
- Arrange and stack items neatly
against walls to make room appear
larger.
Kitchen
- Make the kitchen bright and
attractive. It is the most important
room in the house.
- If it is dull and dated, paint
the cupboards and update cabinet
hardware.
- Clean ventilating hood.
- Put down new flooring if current
flooring is worn.
- Remove excess small appliances
such as toasters, coffee makers
and can openers to clear counter
space and make the room appear
spacious.
Bathroom
- Repair dripping faucets.
- Keep towels fresh and neatly
folded.
- Clean stains from toilets, bathtubs
and sinks.
- Clean mirrors.
- Keep a room deodorizer in bathrooms.
- Replace old caulking around
bathtubs.
Living Areas
- Have all plaster in top shape.
Cracks, nail pops and visible
seams in dry wall are easily fixed.
- Check ceilings for leaks and
leak stains. Fix the cause of
the damage, repair ceiling and
repaint.
- Stick to white and neutrals
when redecorating or repainting.
- Clean out fireplace and lay
logs in it.
- Wash windows and replace/repair
any broken glass or screens. Make
certain they open and close easily.
- Replace all burned out light
bulbs and make certain all switches
are in working order. All bulbs
should be at least 60 watts.
- Make floors shine and repair
any creaking boards or stair treads.
- Straighten up closets, get rid
of excess items, and store out-of-season
clothing to make closets look
larger.
- Use room deodorizers to eliminate
musty odors.
- Lubricate all sticking or squeaking
doors.

- Make sure lawn is well manicured,
shrubs are neatly clipped, walks,
porches, decks, and patios should
all be swept clean. The grounds
make a crucial first impression.
- Invest in new landscaping only
in highly visible areas.
- Cut back overgrown shrubbery
that looks scraggly or keeps light
out of the house.
- Paint your house if necessary.
A well maintained exterior does
more for sales appeal than any
other factor. At least paint windows,
shutters and trim is exterior
looks dull or shabby.
- Make sure walks are always free
of snow and ice in the winter.
- Inspect the roof and gutters
Clean out badly clogged gutters
and replace worn or missing roofing
shingles.
- Repaint the front door if necessary
and put out a pot of flowers or
some other attractive touch by
the front door.
- Repair any broken steps.
